All appraisal reports contain the selected form, photos of the subject and comparable sales, location map of the subject and comparables, building sketch, significant addendum's to explain the contents of the report and limiting conditions. Since these items are the minimal items needed within the report, there are no discounts for omission of any item such as photos, maps, etc..
Since the types of appraisals we are qualified to perform is large it is impossible to list "in detail" all of them and their fees.

By George! Appraisal Services also provides appraisal services for attorneys, trusts, and private entities for a variety of other non-lender clients in a variety of reporting formats. We try to provide the client with the reporting format and depth of analysis that allows us to conform to USPAP guidelines, but provide them with a report that is sufficient for the intended purpose at a reasonable price.
Over the years, a good percentage of our appraisals have been completed for probate judges, individuals that require appraisals for estate (estate tax and settlement), Bail Bonds, Bankruptcy, and real estate trust purposes. These appraisal assignments include single family properties and multiple residential properties (2-4 Units). Because we have been in business in the US Virgin Islands for many years, our office has the required sales data to complete retroactive appraisals and multiple valuation dates. These types of appraisals are common for estates, partnership/marriage dissolutions and other types of litigation valuation assignments.
